What you get
Measure the unit once. Use it every turn.
Every unit, no limits
Unlimited plans and projects: one per unit, or one per floor plan type. A multi-page PDF opens with a sheet per page.Room sizes for listings
Every room traced to its wall faces, with its area and wall lengths, plus the unit's total from the outline.Turnover paint
Wall area less openings for each room, at your coverage and coats, with ceilings in or out.Flooring by the room
Square feet with waste and boxes per room, so new carpet in two bedrooms is two rows, not a whole-unit guess.A turn cost from your prices
Enter your price per square foot of flooring, per gallon, per sheet and per foot of baseboard for a cost per room.Numbers you can pass on
Export a CSV for your spreadsheet or a PDF report for owners and vendors.
How it works
From the unit plan to the turn estimate.
You start with
The unit's floor plan
You end with
Unit square footage and a priced turnover estimate
01
Open the unit plan.
Use the building's PDF set or the floor plan image from your leasing site. Make a project per unit, or per floor plan type if units repeat.
02
Set the scale.
PDFs scale themselves from the printed dimensions. On a marketing image, click both ends of a printed dimension and type it, then check a second one.
03
Find the rooms.
Press A to find every room. On PDFs, rooms are named from the plan; on images, you name them. Set ceiling heights and openings.
04
Price the turn.
Enter your prices and read paint, flooring and baseboard for each room. Export the takeoff and reuse it at every turn of that unit.
Worked example
A two-bedroom turn, worked through.
New LVP and 2 coats on the walls in three rooms with 8 ft ceilings, ceilings left alone, 10% waste and 20 sq ft boxes. Openings: 21 sq ft per door, 15 per window, and 36 for the living room's 6 x 6 slider.
| Room | Size | Floor | LVP with waste | Boxes | Walls less openings | Paint |
|---|---|---|---|---|---|---|
| Living room | 14 x 16 | 224 sq ft | 246.4 sq ft | 13 | 480 − 57 = 423 sq ft | 2.4 gal |
| Bedroom 1 | 12 x 13 | 156 sq ft | 171.6 sq ft | 9 | 400 − 36 = 364 sq ft | 2.1 gal |
| Bedroom 2 | 10 x 11 | 110 sq ft | 121 sq ft | 7 | 336 − 36 = 300 sq ft | 1.7 gal |
| Total | 490 sq ft | 539 sq ft | 29 | 1,087 sq ft | 6.2 gal |
Boxes are rounded up room by room. At $3.00 per sq ft for LVP and $40 a gallon for paint, that's $1,617 of flooring and about $248 of paint. Measure the plan once and the next turn of that unit is already measured, for free.
Questions
What property managers ask.
- How do I measure apartment square footage from a floor plan?
- Decide which figure you need first. Some owners quote the unit's interior floor area; others use a rentable-area method that measures to different wall lines or adds a share of common areas. Then set the plan's scale from a printed dimension and trace that outline. FloorFigures measures whatever outline you trace and shows each room's area and wall lengths.
- How do I estimate paint and flooring for a unit turnover?
- Measure each room's floor area and perimeter from the unit plan. Flooring is floor area plus waste, divided by box coverage and rounded up. Paint is perimeter times ceiling height, less openings, times coats, divided by the coverage (typically 350–400 sq ft per gallon). FloorFigures runs both for every room at once and prices them from your list.
- Can I keep a saved plan for every unit?
- Yes. Projects are unlimited and saved in the browser on the device you use. There's no account or cloud sync, so to keep a copy in your files or share it with your team, export the PDF report or the CSV.
- Will it work with the floor plan images on our leasing site?
- Yes. Open the image, set the scale by clicking both ends of a printed dimension, and check it against a second one. Automatic scale and room names work on PDFs only, so on images you name the rooms yourself.
- Does it connect to property management software?
- No. FloorFigures has no integrations. Export the takeoff as a CSV for a spreadsheet, or for any tool that imports CSV files, or as a PDF report.
- Is it free for a whole portfolio?
- Yes. There are no per-unit, per-plan or per-seat fees, and no limits on plans, projects or exports. No account, and no watermark.
