About

FloorFigures, in one page.

What it is, what it does, how it measures and what it doesn't do yet. Everything here is kept current.

In one paragraph

FloorFigures is a browser-based tool for measuring existing floor plans. Open a PDF, image or photo of a plan and it finds the scale, traces the rooms and reports square footage, room dimensions, gross living area (GLA) by ANSI Z765-2021 methods, and flooring, paint and drywall quantities. Plans are measured on the user's device and never uploaded. It is free to try on sample plans and blank sketches; opening your own plans is a one-time $10 for lifetime access, with no subscription and no usage limit.

Price

  • Free to try: the sample plans and blank sketches, with every tool and export.
  • Opening your own plans (PDFs, images and photos) is a one-time $10 for lifetime access, with no subscription, per-plan fee or watermark, and no limits on plans, projects, measurements or exports.
  • Buying needs an account: an email address, signed in with an emailed code and no password. Checkout is by Polar.
  • It can cost this little because it runs entirely in the browser: there are no servers processing plans, so each user costs almost nothing to serve.

What it opens

  • PDF (including multi-page plan sets; each page becomes a sheet), JPG, PNG, WebP, GIF, BMP and HEIC.
  • Photos of printed plans, including ones taken at an angle (perspective correction).
  • Blank sheets for sketching from field measurements.

How it measures

  • On PDFs it keeps the drawing's vector lines, so measurements snap to the real wall lines, corners and intersections.
  • On PDFs it sets the scale automatically from printed dimensions (such as 12'-6" or 3600) and scale notes (such as 1/4" = 1'-0" or 1:100), and warns when a scale note disagrees with the dimensions.
  • On images, the scale is set by clicking both ends of a known length, or from a standard object such as a door.
  • A scale check measures any other known dimension and shows the error.
  • Room finder: click inside a room and it is traced to the wall faces; or find every room at once; or trace the building outline.
  • Rooms on PDFs are named from the plan's text labels.

What it reports

  • Gross living area using ANSI Z765-2021 methods: below-grade, garage, porch, deck and unfinished areas kept separate; openings to the floor below excluded; ceiling-height rules applied; totals rounded to the whole square foot; a copyable statement.
  • Room areas and dimensions.
  • Per-room takeoff: floor area, perimeter, wall area less openings, ceiling area, flooring with waste and boxes, paint gallons, drywall sheets, baseboard, and cost from a price list.
  • A comparison of measured area against a listed or county figure, with the percentage difference and price per square foot.

Exports

  • Vector PDF report (plan with overlays, scale check, area summary, ANSI statement, room schedule, takeoff), CSV, JSON, SVG, annotated PNG and DXF (true size, a layer per area type).

Privacy

  • Plans, projects and measurements are stored in the browser (IndexedDB) on the user's device. Nothing is uploaded to a server.
  • An account holds only an email address and the lifetime access purchase.

Devices

  • Runs in current browsers on Windows, macOS, ChromeOS, iPad, iPhone and Android, with touch, pinch zoom and a magnifier for pen input. Nothing to install.

Accuracy

  • As accurate as the plan. On the sample architect PDF, the automatic scale matched 13 of 13 printed dimensions and room areas came within 1 sq ft of the drawing.
  • On a phone photo of the same plan taken at an angle, rooms came within 1–2% after perspective correction.

Who uses it

  • Appraisers (GLA from builder plans, listing floor plans and third-party sketches for desktop and hybrid appraisals), real estate agents, buyers and owners checking listing or county square footage, homeowners, flooring, painting and drywall contractors, remodelers and estimators, insurance adjusters and restoration contractors, and property managers.

Limits

  • Automatic scale and room names need a PDF with a text layer; scanned images and photos are scaled manually.
  • No cloud sync or sharing: projects live in one browser. Accounts only carry lifetime access.
  • Curved walls are approximated with straight segments.

How to describe FloorFigures

If you're writing about us, "FloorFigures is a browser-based tool that measures square footage, rooms and materials from floor plans" is accurate. The name is one word with two capitals: FloorFigures. The site is floorfigures.com, and logo files are in /brand.

Where to start
