Adjusters and restoration

Room sizes for the claim, without a site visit to measure.

Measure the affected rooms from a plan the insured sends or the home's old listing, and start the scope with floor area, wall area and perimeter for each one.

Free. No account. Plans never leave your device.

What you get

Room sizes before you reach the driveway.

  • Just the affected rooms

Click inside each room in the loss and it's traced to the wall faces. Floor area, perimeter, wall area and ceiling area appear for each one.
  • Flood-cut ready

Each room's perimeter is your flood-cut run. Multiply it by a 2 ft or 4 ft cut, or use the free flood cut calculator.
  • Whatever plan exists

A builder PDF, a listing floor plan image, or a phone photo of a printed plan, straightened with four clicks.
  • Ceiling heights and openings

Set each room's ceiling height and openings, so wall area reflects that room rather than a default.
  • Documented for the file

A PDF with the plan, the measured rooms, the scale check and a room schedule with every wall length. CSV too.
  • The insured's plans stay put

Nothing is uploaded and there's no account. Plans are measured and saved on your own device.

How it works

From the insured's plan to the scope.

You start with

A plan from the insured, or the home's listing

You end with

Floor, wall and ceiling area and flood-cut runs for each affected room

  1. 01

    Get a plan.

Ask the insured for builder plans or permit drawings, or find the floor plan from the home's last listing. A phone photo of a printed plan works too.

  2. 02

    Set and check the scale.

PDFs scale themselves from the printed dimensions. On an image, click both ends of a dimensioned wall and type the length, then check a second one.

  3. 03

    Measure the affected rooms.

Click inside each room in the loss. Set ceiling heights and enter openings so the wall areas are right.

  4. 04

Scope it, then confirm on site.

Read floor, wall and ceiling area and perimeter per room, and export the PDF and CSV for the file. Check the plan against the house when you inspect.

Compared with what you do now

Measuring on site vs measuring the plan.

A plan doesn't replace an inspection: it can't show moisture, materials or changes made since it was drawn. What it can do is give you every room's size before you arrive, or for a desk review.

Questions

What adjusters and restoration teams ask.

How do I get room measurements for an insurance claim from a floor plan?
Open the plan in FloorFigures, confirm the scale against a printed dimension, and click inside each affected room. Each room's floor area, perimeter, wall area and ceiling area appear in the takeoff, and the PDF report documents the plan, the scale check and every wall length. Verify the plan against the house during the inspection.
How do I calculate a flood cut?
Flood cuts are commonly made 2 ft or 4 ft above the floor, because drywall sheets are 4 ft wide, or 6–12 in above the highest wet reading. Multiply the length of affected wall by the cut height. A 12 x 14 room has a 52 ft perimeter; less a 3 ft doorway, that's 49 ft. A 2 ft cut is 98 sq ft of drywall (4 sheets of 4x8) and a 4 ft cut is 196 sq ft (7 sheets). Count both faces of an interior wall if both sides are wet.
Does FloorFigures export to Xactimate?
No. FloorFigures doesn't integrate with or export to Xactimate or any other claims estimating software. Use its room sizes, wall areas and CSV export as your reference when you build the estimate in your own platform.
Can I measure from a listing floor plan?
Yes. A listing plan is often the only plan available. Save the image, set the scale from a printed dimension and check it against a second one. Room names and automatic scale only work on PDFs, so on an image you name the rooms yourself. A listing plan may predate renovations, so confirm the layout on site.
Does it work on a phone in the field?
Yes. FloorFigures runs in the browser on iPhone and Android with pinch zoom and a magnifier for touch. If there's no plan, start a blank sketch and type in the wall lengths you measure.
Are the insured's plans uploaded anywhere?
No. Plans are opened, measured and saved in your browser on your own device. Nothing is uploaded, and there's no account.
